What's the difference between a tenant improvement and a full commercial renovation?

A tenant improvement (TI) build-out starts with a base building shell — an unfinished or partially finished space — and builds it out to suit a specific tenant's requirements. A renovation modifies an existing, finished commercial space. The permitting, demolition scope, and sequencing differ between the two, though both require the same licensed contractor involvement and municipal oversight in New York.

Can you work in occupied buildings or during off-hours?

Yes. Do you provide construction management services, or only direct construction?

We offer both. As a general contractor, we can self-perform core work and manage all subcontractors under a traditional GC contract. We also offer construction management (CM) services for larger or more complex projects, where we manage the owner's project on a fee basis — providing oversight, scheduling, and budget management without being the direct contractor of record. The right structure depends on the project type and owner's goals.
